Our Leak Detection Methods

Methods We Use Using the latest non-invasive technology, we accurately locate all hidden plumbing leaks with minimal damage.

• Acoustic Microphone

The Acoustic Microphone is a very sensetive device that detects the noise of the leak escaping from the pipe. This noise can be magnified if the system is drained down and the water replaced with air, which creates a very distinctive noise. Initially this can simply confirm the existence of a leak, and its approximate position. Further work, including calibrating the sound from 2 different positions, can pinpoint its precise location. The Acoustic Microphone can be used on any type of pipe leak, including central heating, underfloor heating, mains, hot and cold. The Acoustic Microphone equipment we use is by Sewerin, which is state of the art and the best equipment on the market. We pride ourselves on using the very latest leak detection techniques to locate and resolve problems, this ensures the minimum amount of disruption to you and your home.

• Gas Tracing

A specialist tracer gas, an inert mixture of 5% hydrogen and 95% nitrogen, is used to replace water in the leaking pipework. Under pressure, this gas will escape from the leak and travel up through the floor, ground or walls. The gas can escape through concrete floors, timber and all types of floor finishes including tiles, laminate and carpet. A sensitive probe pinpoints the leak by detecting any trace of the gas down to just a few parts per million. The gas tracing can be used on all types of pipe leaks, including central heating, underfloor heating, mains, hot and cold and is a very accurate way of finding leaks. The gas tracing equipment we use is by Sewerin, which is state of the art and the best equipment on the market. We pride ourselves on using the very latest leak detection techniques to locate and resolve hidden leaks, this ensures the minimum amount of disruption to you and your home.

• Endoscopic Cameras

The camera can be used in any kind of void space, such as stud and cavity walls, beneath suspended floors and through ceiling light fittings. We find they are a good way of inspecting pipes and hidden cisterns that are either tiled or boxed in and under shower trays and baths to inspect waste pipes.

• Moisture Meters

Sometimes signs of damp and a leak can be obvious in the form of water damage, such as blistering, flaking paint, salts deposits and bubbling, or bowed floor finishes. However, damp can in a lot of cases be hidden. The moisture meter is an integral part of our leak detection equipment, allowing us to map all hidden damp and moisture. Once damp and dry areas have been identified as a moisture map, a picture starts to build as to the possible cause of the damp, and the likely location of a leak. Our engineers are equipped with a Protimeter Moisture Meter, which is the best on the market allowing us to give you the most accurate picture. The moisture meter is completely non-invasive and allows us to map all damp without causing any damage. Readings are taken at depth of 19mm by using a radio frequency (RF) signal. Possible readings are in the range of 60-1000 relative scale (RS) where any reading of 200 and above is classed as damp. Individual readings in themselves are useful, but normally several readings are required to identify changes from dry to damp over an area.

• Pressure Testing

Pressure testing is a reliable method of testing all types of pipework, including central heating, underfloor heating, mains, hot and cold, to ascertain if there is a leak. The pipe work is normally pressurised up to 1.5 times its approximate working pressure, but this is dependant on the type of pipe and its condition, and the pressure then monitored. A drop or loss in pressure indicates a leak is present. If the pressure holds it indicates no leak is present. If the pressure testing confirms there is a leak on a specific pipe then the specialist equipment (Gas Tracing, Acoustic Microphone, Thermal Imaging) is then used to locate the leak. Pressure testing is also used after the leak is located and repaired to ensure the repair is sound and to check for multiple leaks.

• Thermal Imaging

The Thermal Imaging Camera (also called Thermographic Camera or Infrared Camera) allows us to locate and map any buried and hidden hot, central heating and underfloor heating pipes. The camera detects infrared energy and converts it into an electronic signal, which is then processed to produce a thermal image and perform temperature calculations. Any abnormalities and suspect areas which could point toward a leak, such as a heat patch, will be indentified. The results will be used in conjuction with our other testing methods and equipment to ensure the leak is located as accurately as possible. We pride ourselves on using the very latest leak detection techniques to locate and resolve problems. This ensures the minimum amount of disruption to you and your home.
